PLANNING
FI Real Estate have secured a resolution to grant outline planning approval for the development of 10.4 acres of residential land, the permission for the residential area was part of a wider mixed use scheme (planning reference 17 / 01965 / OUT) which includes commercial development of retail and leisure uses.
Affordable housing will be provided in the following form – 4 three-bed semis (not less than 3,680 sq. ft. combined) and 5 two-bed apartments (not less than 3,750 sq. ft. combined) as shared ownership housing; 5 two-bed mews houses (not less than 3,650 sq. ft. combined) and 5 one- bed apartments (not less than 2,500 sq. ft. combined) as affordable rented housing. Currently, we are advised that this will be secured via planning condition/s.
In addition, within a draft Section 106 Agreement , there are financial contributions in the form of the following:

Public open space - £237,728
Sports pitch provision - £110,481
Footpath contribution - £100,000
FACILITIES
Northwich town centre is located within 1/2 mile of the site and there are a full range of retail and leisure facilities within the town.
There are a number of Country Parks within a short drive of the site, including Marbury and Delamere Forest. In addition there is an extensive range of sports and recreational activities located at the adjacent Winnington sports club.

Prospective purchasers should make allowance for a highways construction and allow sufficient capacity for the road and services to serve the land to the north marked x on the below plan.
